Cookie policy

1. Summary

This site uses its own technical cookie (area-residence-consent-v1), needed to remember your cookie choice; local storage for the favourites you mark; the Cloudflare Turnstile security check in the contact form; and, only if you accept them and once enabled, analytics cookies (Google Analytics 4 via Google Tag Manager). While analytics is not active, no connection to Google is made. We do not use advertising, remarketing or profiling cookies.

2. Technical cookies and storage (no consent required)

• area-residence-consent-v1 (first-party cookie, set by this site): stores your decision on optional cookies (analytics: yes or no), the date you made it and the format version, for up to 180 days, so we do not ask again on every visit. It is a necessary technical cookie; it contains no personal data or identifiers and is not sent to any third party.
• area-residence:favorites:v1 (browser local storage, first-party): only if you tap a property's heart, stores in your browser the list of properties marked as favourites (their public identifiers). It is not sent to any server or used for analytics or profiling; you can delete it by removing your favourites or from your browser settings.
• Cloudflare Turnstile (provider: Cloudflare, Inc.): loaded only inside the contact form, when enabled, to check that the submission comes from a person and not an automated program. It may use technical storage and browser and connection signals strictly necessary for that security check. It is not used for analytics or advertising.
• Infrastructure: hosting and network providers may use technical storage strictly necessary to serve the site securely.

3. Analytics (only with your consent)

If you accept the analytics category, and once enabled, Google Tag Manager and Google Analytics 4 are loaded to understand site usage statistically, with Google Consent Mode v2 and analytics_storage denied by default until you accept. Advertising storage (ad_storage, ad_user_data, ad_personalization) always stays denied: AREA RESIDENCE does not advertise. The events measured (for example searches, filter use, property page views or form openings) never include your name, email, phone or the text of your messages.

• _ga, _ga_* (Google Analytics 4, when active): distinguish users and sessions statistically. Duration: up to 2 years (Google Analytics default). Provider: Google Ireland Limited.
• area-residence:first-touch:v1 (browser session storage, first-party): stores during the visit the landing page, referring domain and campaign parameters (utm). It contains no identifiers or personal data, is deleted when you close the browser and is sent only if you submit the contact form yourself.

4. How to accept, reject or change your choice

You can accept, reject or configure optional cookies from the banner shown on your first visit, where rejecting, configuring and accepting are equally visible, or at any time from “Cookie settings” in the footer, where you can change or withdraw your consent. Until you accept analytics, nothing is loaded from or connected to Google; if you withdraw it, the analytics cookies (_ga) are removed from your browser. Rejecting analytics does not limit your use of the site.

5. Managing cookies in your browser

Regardless of the above, you can configure or delete cookies and storage in your browser settings. Note that blocking technical storage may affect how the site works.
